Orcutt runs from Old Town’s older cottages up through newer tract neighborhoods, and the two need very different approaches. We work in both regularly.
Older Orcutt homes often hide surprises — knob-and-tube remnants, additions built without permits, roof layovers hiding soft sheathing. Newer tract homes are more predictable but frequently need layout changes to open up closed-off kitchens.
Because Orcutt is unincorporated, permits go through Santa Barbara County rather than a city desk. That is a different submittal process and a different timeline, and knowing which applies to your address saves real weeks.

No. Orcutt is inside our normal service area, so travel is not a separate line item.
Ask and we will connect you with homeowners in the area who had similar work done, and where they agree, arrange a walkthrough. It is the best way to judge a contractor.
