We manage the whole thing under one contract: design, permits, every trade, inspections and finishes. You get one project manager, one schedule with real milestone dates, and a weekly update with photos.

We price every project individually after walking the space — so rather than publish numbers that would not apply to your home, here is what actually moves the total, and how to compare bids fairly.

Your estimate is free, written and line-item. We walk the space, measure, and put every line in writing with allowances stated in dollars so you can raise or lower them yourself. No obligation, and no number scribbled on the back of a business card.

What Moves the Number

  • Square footage — the single biggest driver
  • Whether you are adding square footage or working inside the existing footprint
  • Age of the house and what has to be brought up to code
  • Whether you move out or we phase the work around you
  • Foundation condition, which older Central Coast homes sometimes hide
  • Finish level, from rental-grade to fully custom

How to Compare Bids Fairly

A low bid is often just a smaller scope. When you compare estimates, check that each one includes permits, the same allowances, debris removal, and the same level of demolition. Ask every contractor what happens when they find something unexpected — the answer tells you more than the number does.

A lot of the housing stock here was built between the 1950s and 1980s, which means we plan for aluminum wiring, galvanized supply and under-insulated walls as the norm rather than the exception.

Full Home Remodels — Questions

Can we live in the house during a full remodel?

For a true whole-house gut, moving out is usually faster and cheaper than working around you. For phased work we build dust walls and keep a bathroom and kitchen functional. We will be straight with you about which makes sense.

How long does a whole-home remodel take?

Most run 4 to 8 months of construction, plus design and permitting ahead of that. You get milestone dates in the contract, not a vague range.

How do you handle surprises behind the walls?

Our proposals carry a stated contingency because older homes always have something. When we find it, you get photos and priced options the same day.

Do you work with an architect or designer?

Both ways. We work alongside yours, or bring in ours. Either way you get a selections schedule with deadlines so the project never stalls waiting on a tile decision.

Should I renovate or just sell and buy?

Honest answer: sometimes selling wins. If the layout is fundamentally wrong, the lot is the problem, or the numbers do not pencil, we will say so. We would rather lose the job than build you something you regret.

How are payments structured?

A deposit within California's legal limit, then progress payments tied to completed milestones — not to dates on a calendar. You never pay for work that has not been done.
