What to Ask Any Contractor

Including us. A contractor who is bothered by these questions has told you everything you need to know.

“What is your license number?”

It should be given instantly and verify as active at cslb.ca.gov under the company's legal name. Ours is #1125128.

“Can I see a certificate of insurance?”

General liability and workers' compensation, both current. Without workers' comp, an injury on your property can become your liability.

“What happens if you find something unexpected?”

The answer tells you more than the price does. Listen for photos, written options and your approval before any extra work happens.

“Is the permit included?”

A suspiciously low bid is often a bid without permits. Unpermitted work becomes your problem when you sell.

“Can I talk to three recent clients?”

Recent, and for work like yours. Hesitation here is the loudest answer you will get all day.

“What is your payment schedule?”

California limits contractor down payments. Payments should follow completed milestones, not dates on a calendar.

Before you sign with anyone — us included — ask for three recent references, verify the license at cslb.ca.gov, and ask for a certificate of insurance naming you.

Where the homeowner agrees, yes. For a serious project it is the best way to judge quality, and we are happy to arrange it.
