A roof is the cheapest part of the house to maintain and the most expensive to ignore. By the time you see a stain on the ceiling, the sheathing has usually been wet for a while.

We do full tear-offs rather than layovers wherever the deck allows it, because covering a failing roof with another one just hides the rot. Decking gets inspected and replaced where it is soft, then underlayment, flashing and the roof itself go on properly.

Flashing details around chimneys, valleys, walls and penetrations are where most roofs actually leak. That is where we spend the time.

We price every project individually after walking the space — so rather than publish numbers that would not apply to your home, here is what actually moves the total, and how to compare bids fairly.

Your estimate is free, written and line-item. We walk the space, measure, and put every line in writing with allowances stated in dollars so you can raise or lower them yourself. No obligation, and no number scribbled on the back of a business card.

What Moves the Number

  • Square footage and how many planes and valleys the roof has
  • Material — comp shingle, concrete tile and clay are very different costs
  • How much sheathing is rotten once the old roof comes off
  • Pitch and access — steep roofs need more safety setup and time
  • Number of penetrations: chimneys, skylights, vents, solar
  • Whether ventilation has to be brought up to current code

How to Compare Bids Fairly

A low bid is often just a smaller scope. When you compare estimates, check that each one includes permits, the same allowances, debris removal, and the same level of demolition. Ask every contractor what happens when they find something unexpected — the answer tells you more than the number does.

FAQ

Roofing — Questions

How do I know if I need a new roof or just a repair?

Age, granule loss, curling or missing shingles, and stains in the attic are the usual tells. We will get on the roof, photograph what we find, and tell you honestly which one you are looking at — we would rather sell you a repair you need than a roof you do not.

How long does a roof replacement take?

Most single-family homes here are a 2 to 4 day job once materials are on site, weather permitting. Tile and complex roofs take longer.

Do you work with insurance claims?

Yes. For storm or wind damage we document everything thoroughly and provide the scope and photos your adjuster will need.

Is a permit required for a reroof?

In most jurisdictions here, yes — and a reroof also triggers current code requirements for underlayment and ventilation. We pull it and handle the inspection.

Can you roof over the existing shingles?

Sometimes it is legal, but we rarely recommend it. A layover hides rotten sheathing, adds weight, voids some manufacturer warranties, and shortens the life of the new roof. We will quote it if you want it, and tell you what you are trading away.

What about solar panels already on the roof?

They have to come off and go back on. We coordinate with a solar contractor for the detach and reset — budget for it as a separate line item.
